A Seasonal Home Maintenance Checklist

Small, regular observations can help you notice problems before they interrupt daily life.

Every home and climate is different. Use this list as a starting point, then follow manufacturer instructions and local guidance. Do not climb, open equipment, handle chemicals, or attempt electrical, gas, roofing, or structural work beyond your training and safe access.

Spring: Look for Winter Damage

  • Walk the property from the ground and look for loose roof materials, damaged flashing, sagging gutters, and downspout problems.
  • Check the attic and upper ceilings for stains, dampness, or daylight.
  • Look at exterior caulk, siding, masonry, steps, decks, and drainage after freeze-thaw cycles.
  • Test cooling before the first hot spell and replace accessible filters according to system instructions.
  • Check plumbing below sinks, around toilets, near the water heater, and behind accessible appliances for moisture.
  • Look for pest entry points, nests, droppings, mud tubes, or wood damage.

Summer: Manage Heat, Water, and Storms

  • Keep outdoor HVAC equipment clear of vegetation without damaging fins or components.
  • Observe whether rooms cool evenly and whether equipment runs unusually long or cycles frequently.
  • Check hoses, irrigation, exterior faucets, sump pumps, and drainage during wet weather.
  • Review trees for dead or damaged limbs near the roof, service lines, or occupied areas; use qualified help for removal.
  • Inspect screens, door sweeps, and accessible gaps that may allow pests indoors.
  • Know how to safely shut off the home’s water and where emergency numbers are stored.

Fall: Prepare for Heating Season

  • Arrange heating-system service as appropriate for the equipment and manufacturer.
  • Test smoke and carbon monoxide alarms and replace devices or batteries according to instructions.
  • Have chimneys, fireplaces, and fuel-burning equipment inspected or cleaned as appropriate.
  • Clear gutters and downspouts safely; confirm water drains away from the foundation.
  • Inspect weatherstripping, exterior seals, attic insulation, and visible plumbing in cold areas.
  • Disconnect hoses and prepare outdoor plumbing for freezing conditions where needed.

Winter: Watch Systems Under Stress

  • Keep vents and combustion-air openings clear of snow and debris.
  • Watch for ice buildup, frozen-pipe risk, roof leakage, and unusual indoor moisture.
  • Do not use ovens, grills, generators, or unvented equipment as unsafe heating sources.
  • Run generators only outdoors at the distance and location stated by the manufacturer.
  • Check exposed plumbing during severe cold and know how to respond safely to a suspected freeze.
  • Track unusual sounds, odors, temperature changes, or increases in utility use.

Monthly and Year-Round Reminders

Review alarm indicators, accessible filters, water around fixtures or equipment, appliance hoses and cords, stored-product safety, and signs of pests. Keep paths to shutoffs and electrical panels clear. Store warranties, model numbers, service records, photos, insurance documents, and provider information where they are easy to find.

If you smell gas, hear a carbon monoxide alarm, see fire or sparking, encounter contaminated water, or suspect structural danger, move to safety and call the appropriate emergency authority.
